Terms of use

These terms apply when you use the Anvi Homes website or app. By using them, you agree to these terms. If you rent from us, your signed rent agreement also applies, and where the two differ, the rent agreement wins.

Who can use Anvi Homes

Anyone can browse listings. Renter, owner and manager accounts are created by the property owner, and you must be 18 or older to hold one.

Listings

We describe each property in good faith, with its photos and details. Rent is shared on request. Availability, rent and details can change at any time, and a listing is not an offer until an agreement is signed. Please visit before you decide.

Your account

  • Keep your login details private. You are responsible for what is done with your account.
  • Tell us straight away if you think someone else has used it.
  • Keep your details correct and up to date.
  • We may suspend or close an account that is misused, or when a tenancy ends.

Rent, bills and payments

  • Rent, deposit, notice period and other charges are set by your rent agreement.
  • Electricity is billed from meter readings at the rate in your agreement. Where a meter is shared, the agreed units are taken off.
  • Money you owe, or pay in advance, carries into the next month's bill.
  • When you pay by UPI, tell us in the app. A payment counts once the owner or manager confirms it is received, and your receipt is issued then.
  • The records in the app are kept carefully, but if you think something is wrong, tell us and we will check it against our records.

Repairs

You can report repairs in the app. We will do our best to attend to them in reasonable time. Who pays for a repair is decided by your rent agreement.

Chat and what you upload

  • Be respectful. Do not post anything abusive, threatening, illegal, obscene or misleading, or anything that belongs to someone else.
  • Only upload documents and photos you have the right to share, and make sure they are genuine.
  • We may remove content that breaks these rules.

Fair use

Do not try to break into, overload, copy or scrape the website or app, or to see anyone else's records.

Our responsibility

We work to keep the website and app available and correct, but they are provided as they are, and there may be interruptions or mistakes. As far as the law allows, we are not responsible for indirect losses from using them. Nothing here limits your rights under Indian consumer law.

Law and disputes

These terms are governed by the laws of India. Disputes will be handled by the courts at Patna, Bihar. Please talk to us first; most problems can be sorted out quickly.
