Checklist Before You Rent a Flat in Patna

A flat that looks fine on a sunny afternoon can be a different place in August. Patna has its own set of things to check: monsoon water, summer heat, power and water supply. Take this list with you when you visit.

Monsoon and waterlogging

Patna gets most of its rain between June and September, and some low-lying lanes fill with water after a heavy shower. A flat on a raised plinth or upper floor stays dry, but you still need to get in and out.

  • Ask neighbours or the shopkeeper downstairs whether the lane floods, and for how long.
  • Look for water marks on the ground-floor walls and the boundary wall.
  • Check the roof and the top-floor ceiling for damp patches and peeling paint.

Water

  • Open every tap and flush. Is the pressure good on your floor?
  • Is water supplied all day from an overhead tank, or only at fixed hours?
  • Is there a filter or RO point in the kitchen, or space for one?

Electricity

Most homes in Patna are supplied by SBPDCL (South Bihar Power Distribution Company), and many have been moved to prepaid smart meters, which you recharge like a phone. Ask how your electricity will be billed.

  • Does the flat have its own meter? If not, how is the bill split?
  • If billing is per unit from a sub-meter, what is the rate, and when is the reading taken?
  • Is there an inverter or generator backup, and which points does it cover?
  • Switch on every fan and light, and check the AC points if you plan to use one: summers here are very hot.

The flat itself

  • Doors and windows close and lock properly; windows have mesh against mosquitoes.
  • Kitchen: gas pipeline or space for a cylinder, an exhaust fan, a working sink.
  • Bathroom: geyser point, drainage, no leaks under the basin.
  • Mobile signal in every room, and which internet providers serve the building.
  • Parking for your bike or car, covered if possible.
